Role overview

As Director of Portfolio Management for the Development to Hold portfolio, you will oversee asset performance across the entire lifecycle—from underwriting through programming, analysis and reporting—ensuring every held asset meets or exceeds its underwritten returns. You will lead third-party capital transactions to recycle capital and fund the development pipeline, and serve as the critical alignment point between the Development and Investment teams to ensure decisions on hold periods, development strategy and exits match overall portfolio objectives.

Key responsibilities

  • Develop and maintain the D-Hold portfolio strategy, annual business plans, and hold/sell/recycle plans for each asset, ensuring alignment with the Chief of Development’s priorities.
  • Monitor asset and portfolio performance against underwritten metrics including IRR, yield-on-cost, NOI and occupancy, implementing corrective action plans when variances occur.
  • Direct the underwriting of new and existing projects, including Build-to-Rent, with consistent assumptions, sensitivity testing and Investment Committee-ready documentation.
  • Lead origination, structuring and execution of third-party capital transactions such as joint ventures, co-investments, partial stake sales and fund deals with institutional investors.
  • Build and maintain relationships with a pipeline of institutional capital partners including sovereign wealth funds, pension funds, insurers and family offices.
  • Serve as the primary counterpart to Investment team portfolio managers, aligning asset plans, capital allocation and exit timing with portfolio mandates through regular governance reviews.
  • Lead the Underwriting, Programming and Portfolio Analysis teams, setting team goals, KPIs and development plans while building succession coverage for senior roles.

Requirements

  • Minimum 14 years of experience in real estate investment, private equity real estate or development, with at least 5 years in a senior leadership position.
  • Minimum 6 years of managerial experience leading multi-disciplinary teams.
  • Proven track record of raising third-party capital and structuring joint ventures or co-investments with institutional investors.
  • Expert-level proficiency in financial modelling, underwriting and valuation methods including DCF analysis, IRR calculations and JV waterfall structures.
  • Advanced proficiency in Excel, Argus Enterprise/Developer, and Power BI or Tableau.
  • Bachelor’s degree in Finance, Real Estate, Economics, Engineering or a related field; Master’s degree (MBA, MSc Real Estate or MSc Finance) preferred.
  • CFA, MRICS or CAIA certification preferred.

What makes this role worth considering

This position offers substantial scope in real estate capital markets and portfolio strategy at a senior level, combining underwriting expertise with institutional investor relations and team leadership. You will work across multiple asset classes and investor structures, with clear accountability for portfolio returns and the opportunity to shape both development strategy and investment outcomes.
