Assistant Vice President – Asset Management (Retail)

Role overview

This position supports Aldar’s retail management strategy through financial analysis, portfolio optimization, and asset lifecycle management. You will work across acquisitions, disposals, and transformations while monitoring performance metrics and identifying growth opportunities within the retail sector.

Key responsibilities

Prepare and consolidate detailed profit and loss statements and financial documentation for review by senior asset managers.
Collaborate with development teams to ensure timely delivery of assets within the pipeline.
Conduct market research and coordinate the acquisition process, including integration and handover of newly acquired retail properties.
Evaluate underperforming assets using metrics such as internal rate of return, return on investment, and return on equity to recommend strategic disposals or transformations.
Monitor assigned retail asset performance against financial targets by optimizing rental pricing and tenant composition.
Develop business cases for asset transformation projects and manage profit and loss for community malls, advising on rental rolls and operational strategies.
Analyze market trends and conduct financial evaluation of potential acquisitions, disposals, or transformations to uncover growth opportunities.
Work with Retail General Managers to identify performance synergies, optimize results, and track monthly operational and financial metrics.
Provide strategic insights to senior leadership on cross-retail approaches, pricing strategies, tenant mix, and key performance indicators.

Requirements

Minimum eight years of experience managing retail asset properties with annual revenues exceeding AED 1 billion.
Demonstrated background in retail management, including malls and community retail environments.
Strong familiarity with the GCC real estate market.
Experience in property management and related dispute resolution processes.
Strong analytical capabilities and proficiency with financial modeling and data interpretation.
Excellent conflict resolution, communication, planning, and organizational abilities.
Proven skill in negotiation and persuasion with the ability to build and maintain relationships with internal and external stakeholders, including major Middle East regional retailers.
Bachelor’s degree in engineering, business, or economics.
